I am qualified to pontificate on this topic and I agree with the gist of this article.

Geopolitical concerns notwithstanding purchase money loans are expected to exceed refi's around the 4th quarter of this year and that would be very, very good news.

to drunk to read this article but is the gist i can buy a house for cheap and get a loan easier then in the previous year or so

man, i hope so. i bought this joint in the summer of 09 and it's only gone up in value by about 5% according to the taxes i'm paying. i plan on selling in 4 years and, needless to say, i like da monies.

If u bought in 09 it ain't worth 5% more...I can guarantee that. Lol at using the tax assessment as a guide for market value.

Been, it's highly unlikely your home has appreciated since summer of 09. Chances are if you were to sell the home, which is the true indicator of value, you could expect to be 10-15% under right now. What are you using to determine value?

Of course all real estate is local, and I have no idea where your neighborhood is, but here is a chart showing an overall decline in values, and this is just from October to November.
